179D Tax Deduction

Cost segregation is a tax planning technique that enables property owners to hasten depreciation deductions, leading to lower tax liability and greater cash flow. This is accomplished by segregating property into distinct components and designating each component a shorter recovery period than the entire building, thereby resulting in increased depreciation deductions.

Reasonable Compensation

An S Corporation shareholder must include their proportional share of the corporation's earnings in their annual income. While they are not subject to self-employment taxes on actual or deemed distribution of the corporation's income, both the shareholder and corporation are liable for employment taxes on compensation for services rendered.
